This can involve the complete replacement of the wall or the strengthening of an exisiting wall.

While remedy works are very much a 'case by case' approach regarding this issue, we generally recommend a new wall as the most cost-effective option if there are no site restraints. For more difficult sites for EG. sandstone walls where replacement is costly, we provide an additional method suggestion which involves strengthening the wall by installation of concrete materials etc between the back of the wall and the old wall connected to it.

In all cases, it is critical that there is sufficient drainage behind the wall.

Rising / Damp mould

The presence of dampness naturally leads to mould issues if untreated, especially when combined with poor ventilation. Damp courses in older buildings will break down over time and dampness can deteriorate lower section of walls; indicative by salt blisters that develop on the wall surface as a result.

Rectifications works typically include new damp courses and plaster, plus engaging our partnering contractor who is an expert in ventilation, as remedies will highly vary dependent on the specific ventilation issue.

Cracking

Cracking is a physical separation between solid materials that greatly degrades a building’s structural integrity overtime. It is a common problem in older homes with lime mortar brickwork and stone or brick footings. Causes widely vary however foundation movement, lack of expansion joints, tree damage and poorly supported roof structures have been frequent suspects in our experience.  

Remedying often includes the installation of Heli bars in mortar joints, repointing of brickwork and even relaying of sections of brickwork. If underpinning is required, care must be taken to avoid the transfer of load to another portion of the building.

Cracks are best to remediate at early stages to help protect your asset’s longevity. Close inspection will easily reveal the root cause; for complex jobs we are guided by an engineer.

MEMBRANE FAILURES, waterproofING & leak repairs

MEMBRANE FAILURES
All membranes can fail if poorly detailed or if the wrong membrane is used in a certain area. For this reason, we often use about five to six different products on the same project; usually from the same manufacturer to minimise both costs and carbon emissions.  

Regardless of  membrane type used, the substrate it is applied to must be structurally sound and constructed properly IE. The structure must fall to outlet; have overflows; have allowance made for movement; use durable structural material for EG. Timber will not suffice.  

We are highly experienced in both sheet and liquid membranes.

LEAKING ROOFS
We regularly repair roofs of both metal and sheet membranes, with works varying from simple patching to a full replacement. Leaks are often due to poor workmanship, perimeter details, as well as poorly designed and built box gutters.

LEAKING BALCONIES
This is a common problem, as a result it is one of the main types of work we do. Often but not always, it involves stripping existing tiles and membrane to the balcony's original structure. Leaking balcony repairs also include alterations to the structure, new perimeter wall and parapet flashings.

SUBsoil drainage

A subsoil drainage system is generally required for collection of water from saturated soil under buildings to rectify dampness and mould issues.  

Subsoil drains must be installed with correct falls to a drainage pipe outlet. Perforated or slotted pipes are placed underground, which we would cover with a geotextile material to prevent soil from seeping through.  

We can identify and rectify all types of storm water drainage problems. This includes gutters and downpipes. We can also modify or replace poorly installed agg drains.

SALT DAMAGE REPAIRS TO Stonework & rendered wallS

Repairs for stonework is often required due to brick and render salt deposits, generated by high levels of moisture present in its stone and brick composition. This salt tracks to the surface and forms blisters on brick and plaster; fretting of stonework whereby salt attacks the surface of the stone surface pieces gradually flake off.

For render and plaster works, the only permanent fix we would recommend is to remove it entirely and re-render or plaster with a salt retardant mix, as standard mixes won't work.

If bricks are badly salt affected, the best solution is to cutout and replace the bricks.

For stoneworks we apply a temporary product to the surface called cocoon. This is a paper based mix and draw salt to the surface. Usually several applications are required.

Painting of sealing the stone will not work and will increase the damage.

Heritage facades

We recommend regular inspections and a long-term maintenance plan.  

As part of the restoration process, our works include damp courses, desalination, remedial brick ties, repair and restoration of stonework and brick masonry, repair and reinforcement of cracks, lintel replacement, new windows and doors, painting and tiling.

Heritage structures are affected by material deterioration and weathering, requiring care and knowledge to rectify. Projects highly vary due to specific site conditions, and the additions or repairs required.
